Every summer, thousands of leases around the University of Florida and Santa Fe College end within a few days of each other — most of them in late July and the first days of August. Landlords inspect fast, and cleaning is one of the most common reasons a security deposit comes back short.
We’ve been on both sides of this. Before Good Heart Homes cleaned for anyone else, our family spent more than 25 years turning over our own rental homes. Here’s exactly what an inspection looks for, room by room, and how to leave nothing on the table.
What landlords actually check
The middle of the floor almost never costs anyone a deposit. The edges and insides do:
- Inside the fridge and freezer — shelves, drawers, door gaskets and the drip tray
- Inside the oven — racks, the floor of the oven, and the drip pans under the burners
- Cabinets and drawers — crumbs, sticky shelves and old shelf liner
- Bathrooms — soap scum, hard-water rings, mildew in the grout and around the tub
- Blinds, baseboards and window tracks — dust and grime that build up over a year
- The laundry nook — lint and dust behind and under the washer and dryer
Room-by-room move-out checklist
Kitchen
- Empty, wash and dry the fridge and freezer; wipe the gaskets; pull out and clean the drawers
- Clean the oven interior and racks; scrub the stovetop and drip pans
- Degrease the range hood and its filter
- Wipe inside and outside every cabinet and drawer
- Clean the microwave inside and out, and the dishwasher door and edges
- Scrub the sink and faucet; wipe the backsplash
- Sweep and mop, including under the fridge edge and along the baseboards
Bathrooms
- Scrub the tub or shower walls, glass doors and tracks
- Clean the toilet inside and out — including the base and behind it
- Clean inside vanity drawers and the medicine cabinet
- Polish the mirror and fixtures; wipe the exhaust fan cover
- Mop the floor, getting into the corners
Bedrooms, living areas and closets
- Dust blinds slat by slat; wipe window sills and tracks
- Wipe baseboards, doors, door frames and light switches
- Empty closets completely and wipe shelves and rods
- Dust ceiling fans and light fixtures
- Vacuum carpets thoroughly; mop hard floors
Don’t forget
- Pull the washer and dryer forward (carefully) and clean behind and under them
- Remove every nail-hole hook and command strip you added — and ask your landlord before patching anything
- Take out all trash; many complexes charge for items left behind
- Replace burned-out light bulbs if your lease requires it
Timing: book before the rush
If your lease ends between late July and mid-August, you’re competing with most of Gainesville for movers, cleaners and carpet cleaners. Book your cleaning as soon as you know your move-out date — ideally for the day after the movers leave. An empty apartment cleans faster and better, and there’s nobody tracking dirt back in.
Take dated photos
Whether you clean it yourself or hire someone, walk through the empty home with your phone and photograph every room, the inside of the fridge and oven, the bathrooms and the floors. Photos with a date are the single best protection if a charge comes up later. Every Good Heart Homes move-out ends with dated photos of the finished job for exactly this reason — many customers forward them straight to their property manager.
What Florida law says about deposits
Florida’s security deposit rules are in section 83.49 of the Florida Statutes. In short, a landlord who isn’t claiming any of your deposit generally has 15 days after you move out to return it, and a landlord who wants to keep part of it has 30 days to send you written notice explaining why. You then have a short window to object in writing. The details matter, so read your lease and the statute — or talk to a tenant-law resource — if you’re in a dispute. (We’re a cleaning company, not lawyers.)
